Port Stephens Strata Management Services ensures that the building fabric, grounds and services are managed and maintained at a superior level in every project that chooses our hands on service.

With the demand for more professional strata management that can effectively manage the ever increasing compliance and service requirements of a modern building, Port Stephens Strata Management Services offers in addition to its Strata Management Service its professional Facilities Management services through its wholly owned subsidiary Port Stephens Facilities Management.

Our Facilities Management service solutions involve the preventative and cost effective maintenance of Owners Corporation’s facilities. We design intelligent solutions (under a head contractor management model) that are consistent with the provisions of the Strata Schemes Management Act to ensure the timely and cost efficient repair and maintenance of the common property.

Many strata buildings do not require the services of a full time on-site manager or caretaker, however the larger or more complex buildings do require suitably qualified personnel to ensure that the buildings hard and soft services are run smoothly.

“Hard services” includes such things as ensuring that the buildings common plant and equipment is operating efficiently, reliably, safely and legally.

“Soft services” includes such things as ensuring that the building is cleaned properly and on a regular basis or monitoring the performance of service and utility providers (i.e. builders, cleaners, electricians etc).

By intelligently managing the building, owners enable PSFM to assist them to manage the risks of failure, improve the capital asset value of the building and its reliability, whilst at the same time producing long and short term cost savings that can be shared between both parties.

Services offered by PSFM include:

  • Hard and soft services delivery and management
  • Monitoring and co-ordination of all service providers

PSFM will issue a monthly report to all members of the executive committee detailing the works undertaken by the facilities manager for the period. This process guarantees the executive committee receives an efficient and transparent communication that ensures projects, agendas, in fact any task is delivered on time and on budget.
